Realizing there was a need for a real estate brokerage that would advocate for buyers in the Washington D.C. area, Steve Israel opened Buyer's Edge in 1992. All the Realtors with Buyer's Edge are members of the National Association of Exclusive Buyer Agents and adhere to some of the strictest ethical guidelines in the real estate industry today.
As Exclusive Buyer Agents, we understand the unique needs of home buyers. We are members of the National Association of Realtors and the National Association of Exclusive Buyer Agents. Here are a few key points to know about Exclusive Buyer Agency.
- You will never sign a dual agency agreement with an exclusive buyer agent. The dual agency agreement puts the buyer & seller at risk in a transaction. For example the Virginia dual agency agreement states, "the licensee cannot advise either party as to the terms to offer or accept in any offer or counteroffer" & "the licensee cannot advise the buyer client as to the suitability of the property, its condition (other than to make any disclosures as required by law of any licensee representing a seller), and cannot advise either party as to what repairs of the property to make or request." and finally, "the licensee may be acting without knowledge of the client's needs, client's knowledge of the market, or client's capabilities in dealing with the intricacies of real estate transactions." - National Association of Exclusive Buyer Agents are real estate agents who advocate solely for people buying homes. EBA's work for Brokerages that do not take listings so there is never a conflict of interest when it comes to advocating on behalf of the home buyer.
- Exclusive Buyer Agents are paid from the sellers proceeds at settlement. No hidden costs or admin fees. And only in rare situations, when another financial arrangement has been discussed would a buyer pay commission out of pocket.
Victoria Ray Henderson was born in Washington D.C. and Marshall Henderson moved to the area from Oregon thirty years ago. They have two children and live in Maryland.
